The Operating Engineer I/II will be responsible for performing independently, tasks of a skilled nature, necessary for the operation, maintenance, repair, and remodeling of Center buildings, grounds, and equipment. Must be proficient in Lock Smithing and architectural skills and possess a class 3 boiler license or be able to obtain one. Additionally, applicant should have working knowledge in at least two of the following areas: electrical, welding, HVAC, building automation, steam and hot water systems. Responsibilities Individual will be assigned primarily lock smithing and/or architectural work orders and be expected to complete them independently. These responsibilities include estimating work both in terms of time and material, liaison with customers, executing the work, and completing all the required paperwork, such as updating as-built drawings. Type of work to be performed: includes the following. Other duties may be assigned. Repairs and opens locks and safes.
Disassembles locks such as padlocks, safe locks and door locks, and repairs or replaces worn tumblers, springs and other parts. Changes pin lock cylinders and safe combinations. Removes broken keys and repairs malfunctioning locks. Cuts keys by code or duplication. Maintains key and combination records. Installs and repairs locks on furniture, cabinets and other items. Fits and installs doors and related hardware. Installs or repairs hydraulic door closers and electronic door operators using hand and power tools. Performs electronic access control programming and manages electronic access system databases. Installs, repairs and maintains electronic access control systems, components and hardware.
Designs and develops access control applications. Orders parts and supplies and maintains inventory records. May assist in training back up personnel Performs related work as assigned. Install and repair plumbing fixtures such as sinks, commodes, bathtubs, water heaters, hot water tanks, garbage disposal units, dishwashers, and water softeners. Repair and maintain plumbing by replacing washers in leaky faucets, mending burst pipes, and opening clogged drains. Listen for unusual sounds from machines or equipment to detect malfunction and discusses machine operation variations with supervisors or other maintenance workers to diagnose problem or repair machine. Dismantle defective machines and equipment and install new or repaired parts. Repair and maintain physical structure of establishment. Open valves on equipment such as compressors, pumps, and condensers to prepare system for operation and start equipment and auxiliary machinery. Observe temperature, pressure and ampere readings for system and equipment and adjust controls or override automatic controls to obtain specified operation of equipment.
Connect hose from supply tank to compressor to replace coolant. Make periodic inspection of equipment and system to observe operating condition and need for repair or adjustment. Adjust controls to isolate and clear broken lines for repair or shuts down equipment. Repack pumps and compressors, clean condensers, and replace worn or defective parts. Operate cutting torch or welding equipment to cut or join metal parts. Build, repair, and install counters, cabinets, benches, keyboard trays, partitions, floors, doors, building framework, and trim. Install glass in windows, doors, and partitions. Replace damaged ceiling tile, floor tile, and wall coverings. Install items such as window shades, Venetian blinds, and curtain rods, wall fans, and door locks for tenants. Visually inspect and test machinery and equipment.
Qualifications OE I: A skilled professional who generally has over 5 years of experience in the operation, maintenance or repair of one or more of the systems outlined above or the completion of the apprentice program or trade school program. OE II: A skilled professional who has 3-4 years of experience in the operation or repair of one or more of the systems listed above. High School diploma or equivalent. Knowledge of the standard methods, procedures, and various types of locks and tools used in the installation, maintenance, and repair of locks, doors and hardware. Knowledge of the latest locks, locking systems and electronic security devices. Knowledge of electronic access standard methods and procedures used in the installation and programming of electronic access systems. Must possess a class 3 boiler license or be able to obtain one. Possess and maintain a valid Washington State Driver’s License This position is patient facing and/or requires access to Fred Hutch clinical facilities. As such, full COVID-19 vaccination is required as a condition of employment, without exception. Booster doses are strongly recommended but not required.

This position is represented by IUOE-302. OE I: The hourly contracted rate for this position is a flat rate of $36. 41, which is inclusive of a $7. 75 Central Pension Fund diversion. OE II : The hourly contracted rate for this position is a flat rate of $32.
78 which is inclusive of a $4. 89 Central Pension Fund diversion. Position is eligible for shift differentials, premiums for licenses, and other wage premiums as governed by the collective bargaining agreement.
