GENERAL SUMMARY: Installs, operates and maintains the organization’s heating and air conditioning (HVAC) systems. Monitors and trains others on various processes. Shift/Location: PRINCIPAL DUTIES AND JOB RESPONSIBILITIES : Installs, inspects, maintains, repairs and performs preventive maintenance on all heating, air conditioning and ventilation systems Develops and implements departmental equipment procedures for power outages Prepares the preventive maintenance schedule and produces monthly reports Coordinates and performs electrical equipment maintenance, installations and modifications per all applicable codes and regulations Assist in operation and general maintenance of painting, plumbing, HVAC, locksmith, and alarm systems. Oversees essential repairs and other duties as carried out. Troubleshoots, tests, and repairs mechanical machinery, equipment, systems, and physical structures as scheduled or needed under limited guidance Monitors work performed by outside contractors to insure requirements are met and results are documented properly Responds to in-house Work Orders and PM’s on daily basis, and in a timely manner May be required to respond to emergency calls May be required to take call in accordance with facility in a timely manner Provides on the job skills training Supports and contributes to the development of new processes, products, or services Maintains complete and accurate records of all maintenance and repairs. Maintains record ensuring compliance with TJC, Federal, State and Local regulations and standards. Responsible for keeping current on maintenance logs Performs other duties as assigned Qualifications KNOWLEDGE AND EXPERIENCE STRONGLY PREFERRED: Ability to identify equipment needs, parts and supplies, and maintain adequate inventory. Must be able to read, write and speak conversational English Must have the ability to document records neatly and accurately Ability to generate requisitions for materials and supplies Ability to assign priority and teams in a timely manner Ability to instruct others as per blueprints and work from sketches Ability to interpret a variety of instructions furnished in written, oral, diagram, or scheduled form Ability to read, and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exist Ability to calculate figures and amounts such as proportions, percentages, area, circumference, and volumes Knowledge of safe handling tools and equipment Basic Microsoft office computer skills KNOWLEDGE AND EXPERIENCE PREFERRED: N/A EDUCATION AND EXPERIENCE REQUIRED: High School Grad or Equiv and 2+ years experience EDUCATION AND EXPERIENCE: REQUIRED: High School Education or GED Two years of maintenance experience LICENSURE, CERTIFICATION OR REGISTRATION REQUIRED: Driver’s License LICENSURE, CERTIFICATION OR REGISTRATION: REQUIRED: Valid Driver’s License PREFERRED: Journeyman License This facility is an equal opportunity employer and complies with federal, state and local anti-discrimination laws, regulations and ordinances.
