Full time 40 hours weekly Primarily Sunday-Wednesday 6:00am-4:30pm, occasional nights weekends and holidays, emergency on-call as needed Summary : The Facilities Maintenance Supervisor is responsible for the oversite of the Facilities Maintenance team in order to provide our customers with preventative, re-active and emergency maintenance on a routine basis. The Facilities Maintenance Supervisor ensures that all facilities are maintained in a safe and effective manner.   Responsibilities : 1. Adds value as a key member of the facilities maintenance team understands regulatory compliance, all forms of maintenance strategies and the key components of excellent customer service. 2.
Supervises employees, provides direction, coaches, trains, develops, and manages performance to company goals and expectations. 3. Works in coordination with the Director of Facilities and the Facilities Maintenance Operations Manager in departmental oversight. 4. Works in constant coordination with then entire Facilities Maintenance team as well as the Regional Facilities Maintenance team (on and off-campus) to provide service to our customers at both on and off-site locations. 5. Work to support department budget to maintain expenditure controls. 6. Assists in the assignment of all work to the Facilities Maintenance crew. 7.
Provides direction to staff when needed. 8. Completes and appropriately documents all work assigned to Facilities Maintenance crew and appropriately manages work completion and success metrics. 9. Provides support to the Regional Facilities Team, Safety Team and the Planning, Design and Construction Team and external contractors as needed. 10. Provides backup coverage as needed or required. 11. Provides staff and management updates when needed. 12.
Communicates Engineering/Maintenance issues to both internal and external hospital departments and contacts. 13. Assists in the review, oversite and execution of projects to be performed by Facilities Maintenance Technicians and/or outside vendors. 14. Assist contractors with engineering issues using architectural, mechanical, electrical, and plumbing blueprints and drawings. 15. Provides guidance and assistance with preventive and breakdown maintenance as needed/required. 16. Performs assigned Environment of Care inspections and routine regulatory physical checks such as exit/emergency light inspections, fire extinguishers inspections and generator runs as required and/ as assigned. 17.
Participates in on-going training and education as required and assigned. 18. Follows and enforces Joint Commission and CMS regulations. 19. Available for emergency on-call maintenance when needed. 20. Other duties as required.   Other information: Technical Expertise 1. Experience in general commercial building maintenance is required. a.
Light Carpentry, Finishing, Painting, Door Hardware, Locks/Keying, Signage 2. Experience with commercial electrical systems (120-480 Volts). 3. Experience with commercial plumbing systems. a. Must be able to assemble, install or repair pipes, fittings or fixtures of heating, water or drainage systems according to specification and applicable codes. 4. Experience with commercial steam systems (up to 125#). 5. Experience with commercial HVAC, and refrigeration.
a. Must be able to work on compressors, motors, pumps, fans and controls. b. Ability to operate refrigerant recovery equipment, vacuum pumps and service gauges is preferred. c. Must be able to quickly and accurately troubleshoot a wide variety of mechanical equipment. d. Building Automation (BAS) experience. 6. Must be able evaluate emergency situations and determine a safe and appropriate solution to issues as they arise.
7. Experience with Lock-Out/Tag-Out is preferred. 8. Experience working with all levels within an organization is required. 9. Experience with building codes, NFPA, NEC and life safety regulations is preferred. 10. Experience in Joint Commission and CMS regulatory bodies is preferred. 11. Experience in healthcare is preferred.
12. Strong communication, both verbal and written, is required. 13. Strong interpersonal and organizational skills are required. 14. Strong ability to work both independently and as a valued team member is required. 15. Ability to read blueprints and wiring diagrams are required. 16. Proficiency in MS Office (Outlook, Excel, Word, PowerPoint) or similar software is required.
High level of proficiency with CMMS (Computerized Maintenance Management System) and Building Automation software required. Education and Experience 1. Education: High school diploma or equivalent is required 2. Certification: Universal Refrigeration license preferred. 3. Years of relevant experience: Minimum of 5 to 7 years is preferred. 4. Years of supervision experience: Minimum 1 to 3 years is preferred. 5. Valid driver’s license is required.
